If we are on board from the time of inception, we can often pre-empt problems and can give advice on decisions & plans leading to a building that is leaseholder friendly and will encounter fewer problems in the future. We can liaise between developer, lessees and contractors and handle all the opening budgets, snagging lists and associated issues.
If we are instructed later in the process, generally prior to completion, using our knowledge we can smooth the process following completion and the residents moving in. One area that needs special consideration is in drawing up the leases, Y & Y Management can help by liaising with the legal representatives as required.
